North Georgia Civil Inc., also known as NGC General Contractors, is a growing commercial and federal contractor headquartered in Danielsville, GA. The company builds and remodels federal and commercial facilities across the United States, with much of its work involving remodels inside occupied, operating buildings.

NGC is seeking an experienced Commercial Construction Superintendent to serve as the company's senior representative on site and take ownership of day-to-day project execution. The Superintendent is responsible for safety, production, quality, documentation, subcontractor coordination, and maintaining a professional relationship with the facility and its authorized representatives.

The ideal candidate is a strong field leader who understands commercial construction sequencing, can coordinate and hold multiple subcontractors accountable, communicates clearly and factually, recognizes potential problems early, and takes pride in delivering safe, organized, high-quality work.

Schedule expectation: The Superintendent must be on site by 7:00 AM, Monday through Friday, and must be available whenever subcontractors are working, including early starts, nights, and weekends when project phasing requires it.

Key Responsibilities

Safety

  • Take responsibility for the safety of every person on site, including NGC personnel and subcontractors.
  • Have the authority to stop unsafe work when necessary.
  • Lead the daily toolbox talk and collect a crew-signed Job Hazard Analysis from every subcontractor crew before work begins.
  • Enforce PPE, site sign-in, badging, and required barriers separating construction activities from facility operations and the public.
  • Lead incident response in accordance with the NGC Safety Response Plan.

Production and Schedule

  • Manage day-to-day construction activities onsite from mobilization through project completion.
  • Sequence subcontractors within their contracted scope and hold each subcontractor accountable for committed daily production and manpower.
  • Walk the full site hourly to monitor progress, coordination, safety, quality, and site conditions.
  • Maintain a 3-week look-ahead schedule, updating it weekly and providing it to the Project Manager.
  • Identify and report delays, constraints, and subcontractor shortfalls on the day they occur.
  • Coordinate deliveries, inspections, access, and field activities to keep the project moving according to the project schedule.

Quality and Field Execution

  • Verify work in place against the current drawings and specifications in Autodesk Construction Cloud (ACC) before an inspector or client reviews the work.
  • Ensure that nothing is installed from an unapproved submittal.
  • Review drawings, specifications, scopes of work, and project requirements and identify field conflicts or constructability concerns early.
  • Draft RFIs for the Project Manager as needed.
  • Inspect and log deliveries.
  • Keep as-built information current.
  • Pre-walk every client milestone walk and drive subcontractors through punch-list and closeout requirements.
  • Verify subcontractor work before completion and ensure deficiencies are addressed promptly.

Documentation and Communication

  • Complete the daily report in ACC, and in the client's required system when applicable, before leaving the site.
  • Daily reports should accurately document manpower by trade, work performed, deliveries, inspections, visitors, and delays.
  • Upload approximately 50-100 site photographs per day to ACC as required for project documentation.
  • Track time-and-materials labor, equipment, and materials daily and obtain the client's required daily signature.
  • Confirm important project matters through same-day written communication with the Project Manager and appropriate project team members.
  • Maintain clear, factual, professional documentation that accurately records field conditions and project events.
  • Maintain organized project documentation using ACC, Smartsheet, Gmail, Slack, Google Drive, and other company or client systems as required.

Occupied Facilities and Authority

  • Maintain construction activities without impeding the owner's ongoing operations.
  • Coordinate disruptions, outages, and access impacts in advance through the Project Manager and the owner's authorized representative.
  • Ensure workers do not handle owner equipment or materials and do not photograph facility operations or staff.
  • Take direction from the owner's authorized representative and maintain appropriate communication through established project channels.
  • Lead the weekly coordination meeting and provide the required written coordination report in the PM-approved format.
  • Any matter that changes cost, scope, or time must go through the Project Manager, including changes to a subcontractor's scope.
  • Acknowledge, document, and communicate issues promptly rather than independently committing the company to changes.
  • Do not direct a subcontractor's means and methods.
  • Do not release project documents to owner personnel without Project Manager clearance.

Qualifications

  • 5+ years of experience as a Superintendent or Site Lead on commercial, federal, or occupied-facility remodels.
  • High school diploma or GED.
  • Strong understanding of commercial construction means and methods, sequencing, scheduling, safety, and quality control.
  • Proven ability to coordinate multiple trades and hold subcontractors accountable for schedule, production, and workmanship.
  • Ability to read and interpret construction drawings, specifications, scopes of work, and project requirements.
  • Experience working in occupied facilities where construction activities must be carefully coordinated around ongoing operations is strongly preferred.
  • Federal construction experience is a plus.
  • Strong problem-solving skills with the ability to identify field issues early and communicate them appropriately to the Project Manager.
  • Clear, factual written and verbal communication skills.
  • Strong organizational skills and attention to documentation.
  • Experience with Autodesk Construction Cloud (ACC), Smartsheet, Gmail, Slack, and Google Drive, or the ability to learn and use these systems quickly.
  • Comfortable adopting new technology and project-management tools.
  • OSHA 30 preferred.
  • Valid driver's license required.
  • Reliable transportation required.
  • Personal mobile phone and service required.
  • Ability and willingness to work the schedule required by the project, including early mornings, nights, and weekends when project phasing requires it.
  • Ability to work onsite for the duration of assigned projects.

Compensation

  • Independent contractor (1099), project-based with extension potential
  • $100,000 to $140,000 annualized, based on experience
  • Field office setup provided
  • Direct line to the Project Manager and company leadership
